The Villages at Raleigh Beach for Students: An Honest Fit Check

A verified fit check on The Villages at Raleigh Beach for students. NC State is a 9.1-mile cross-town drive; Saint Augustine's, Shaw, downtown Raleigh and WakeMed are all inside about 12 minutes. Includes the per-person two-bedroom split arithmetic and where to look instead.

Brick outdoor kitchen with two stainless steel gas grills and a blue BBQ sign, with three-storey apartment buildings with balconies, a white picket fence and trees behind it under a clear blue sky.

The short answer first, because it is what most people searching for The Villages at Raleigh Beach for students actually want. This community sits at 2015 Wave Crest Drive in east Raleigh, zip code 27610, off New Bern Avenue. NC State's main campus is on the opposite side of the city. Routed on 5 October 2026 from the community's own published coordinates using OpenStreetMap data, main campus is 9.1 miles and about 18 minutes in free-flowing traffic, and Centennial Campus is 11.7 miles and about 18 minutes. Those figures contain no traffic at all. On a weekday morning, crossing Raleigh east to west with the city centre in between, plan on considerably more. If your days are on Hillsborough Street, this is a cross-town commute rather than a campus address, and you deserve to know that before you book a tour. What follows is the honest version: what is genuinely close, how the per-person maths works if you bring a roommate, and where to look instead if NC State is non-negotiable.

The NC State answer, stated plainly

No. Not in the sense that matters to an undergraduate without a car, and not really in the sense that matters to one with a car either.

The geography is the whole story. The community's published coordinates put it east of the city, out past the Beltline, near the Neuse River. NC State's main campus sits west and slightly south of downtown, and Centennial Campus is south-west of that, so getting between them means crossing the entire city.

Eighteen minutes sounds survivable, and it would be, except that eighteen minutes is the number you get at two in the morning. Add a weekday peak across a cross-town route and the realistic figure is materially higher, in both directions, every day. Over two semesters that is a great deal of your life spent in a car.

Worth saying what this is not: nobody is overstating the location. The community's own published location guide is accurate and candid, listing Walmart and ALDI at about three minutes, the Neuse River Trail at about three, WakeMed Raleigh Campus at about six and downtown Raleigh at about thirteen. Independent OpenStreetMap routing on 5 October 2026 returns about six minutes to WakeMed and about twelve to downtown, so the two sources agree closely. The address is simply oriented toward east Raleigh, downtown and the medical corridor, not toward NC State.

The campuses and employers that genuinely are close

Flip the question and this address looks completely different.

Routed on the same OpenStreetMap data on 5 October 2026, Saint Augustine's University is 4.9 miles away at about 11 minutes. Shaw University is 5.6 miles at about 12 minutes. Downtown Raleigh, where a great many student jobs and internships are, is 5.7 miles at about 12 minutes. WakeMed Raleigh Campus on New Bern Avenue is 3.1 miles at about 6 minutes, which is the shortest commute on the entire list and the one the community's own guide independently corroborates. WakeMed North Hospital is 7.5 miles at about 14 minutes.

Those are real commutes. A six-minute drive to a major teaching hospital reshapes a schedule, and it matters to nursing students on clinical rotations, to allied-health students and to anyone working hospital shifts while studying.

Wake Tech is the one to watch, because students often assume a community college is closer than a university. Its main campus is 18.5 miles and about 28 minutes free-flow — worse than NC State by a clear margin. Northern Wake Campus is 11.9 miles and about 19 minutes. If Wake Tech main is where you are enrolled, this is the wrong address.

None of these figures models rush-hour traffic. Treat each as a floor rather than an average, and drive the route yourself at the hour you would actually be driving it before you sign anything.

The two-bedroom split is the real student maths here

As of 5 October 2026 the live property feed lists 26 available homes across five plans. Fifteen are one-bedroom, one-bathroom: Design 1B at 687 square feet, Design 1C at 865 and Design 1D at 934. Eleven are two-bedroom, two-bathroom: Design 2A at 1,183 square feet and Design 2B at 1,263. Listed base rent across the board runs from the high $1,100s to the mid-$1,600s on that date, before additional charges. Units reprice frequently, so confirm with the leasing office.

Now run the arithmetic that decides this. Take the most expensive two-bedroom currently listed and split it two ways: each person's share lands close to a third below the cheapest one-bedroom on the board. That is not a marginal saving, and it is the worst case rather than the best.

What you give up is personal square footage, and less of it than you might expect. Design 2A at 1,183 square feet is roughly 591 per person and Design 2B at 1,263 is roughly 631, against 687 square feet for one person in a Design 1B. You are trading between about 56 and 96 square feet of personal space for close to a third off your rent, and both two-bedroom plans are two-bathroom, so neither of you queues for a shower before a nine o'clock lecture. For most student pairs that is a straightforwardly good trade.

Two cautions. First, confirm with the leasing office how the lease is written for two unrelated adults — whether both names go on one lease, and what each person is liable for if the other leaves. That is the most expensive thing to get wrong in a shared tenancy and the published materials do not answer it. Second, add the full recurring cost before comparing to any other property; our guide to inexpensive apartments in Raleigh covers where those charges hide.

What a one-bedroom gets you if you are living alone

Three one-bedroom plans are listed as of 5 October 2026 and the spread between them is unusually wide. Design 1B is 687 square feet, Design 1C is 865 and Design 1D is 934 — the largest roughly 36 per cent bigger than the smallest, a far wider gap than most communities offer inside a single bedroom count. The plan name therefore matters more here than the rent band does, because two listings at a similar price can be very different apartments. All three are one-bathroom, and fifteen of the 26 currently listed homes are one-bedrooms, so availability on this side of the property is reasonably deep.

Living here without a car, and the New Bern Avenue corridor

Be realistic about this one. Every travel time above is a drive time, and a student without a car is a different proposition at this address.

There is a forward signal worth knowing. The City of Raleigh lists New Bern Avenue as one of four Wake Bus Rapid Transit corridors on its Bus Rapid Transit projects page, updated 25 September 2026 and accessed 5 October 2026. This community sits off New Bern Avenue, which is meaningful long-run context for a corridor that currently reads as car-oriented.

What it is not is a service you can ride to class next semester. The City describes BRT as projects in design and delivery, not as operating service on this corridor, so do not lease here on the strength of it. Check GoRaleigh's current routes and schedules yourself, time a real weekday journey to your campus, and decide on what runs today.

One thing that genuinely does work without a car: the Neuse River Trail is about three minutes away per the community's own location guide. If you cycle, that is real infrastructure rather than an amenity line.

The amenities that actually matter on a student schedule

The amenity set here is unusual for the price point, and two parts of it are genuinely relevant to studying.

The live feed lists a heated indoor pool, a virtual reality room, a theater room and a game room as of 5 October 2026. The community's own published article adds a 24-hour fitness center with a spin room, a resort-style outdoor pool, a sand volleyball court and a business center with workstations. The property gallery independently confirms the outdoor pool, two fitness rooms, the indoor pool, the game room and an outdoor grill station set in front of the residential buildings.

Two of these matter on a student timetable. A gym open at eleven at night is the one you will actually use during exam season, and a business center with workstations is somewhere to work that is not your bedroom — which matters if you share with someone who keeps different hours. The heated indoor pool is the genuine outlier: most apartment pools in North Carolina are useful from roughly May to September, and a heated indoor one is usable in February.

What this community does not publish for students

This section exists because the absence of something is as useful as its presence, and because the honest version has to include what we could not verify.

Nothing in the live property feed, the amenity list, the operator's floor-plan pages, the community's published article or the property gallery describes by-the-bed leasing, furnished apartments, roommate matching or an academic-year lease term. That is not the same as saying those things do not exist — it means they are not published, so ask the leasing office directly rather than assuming either way.

The same applies to the plan set. As of 5 October 2026 the operator's site lists six floor-plan families, all one- or two-bedroom, and the live feed lists no three-bedroom home, though the community's published article of 29 September 2026 described a three-bedroom at 1,429 square feet. We can report that it is absent today; we cannot tell you why. For a group of three, that is the first question for the leasing office.

Where to look instead if NC State is non-negotiable

If you have to be on or near main campus, search the west side of the city rather than the east — Hillsborough Street itself, the Avent Ferry and Gorman Street area to the south-west, and the neighbourhoods around Centennial Campus.

Use the right filter. Rather than drawing a radius on a map, check NC State's own transportation pages for the Wolfline shuttle service map and search inside the streets it serves. A slightly higher rent on a shuttle route usually beats a lower rent nine miles away once you have costed fuel, parking permits and the hour a day otherwise spent driving. Sometimes the cross-town apartment still wins — for a graduate student with a car and off-peak hours. For a first-year without one, it very rarely does.

Who The Villages at Raleigh Beach genuinely suits

Students at Saint Augustine's University and Shaw University, both inside about 12 minutes by car as of 5 October 2026, who have access to a vehicle. Nursing and allied-health students on rotations at WakeMed Raleigh Campus, about 6 minutes away — a figure the community's own location guide and independent OpenStreetMap routing agree on.

Graduate and working students who would rather have 865 or 934 square feet, a 24-hour gym and a quiet east-side address than a smaller, louder apartment nearer campus, and who are willing to drive.

Roommate pairs doing the per-bedroom arithmetic, where a two-bedroom, two-bathroom split lands each person close to a third below the cheapest one-bedroom on the board, with their own bathroom in the bargain. And anyone studying part-time while working downtown, about 12 minutes away.

It does not suit an undergraduate at NC State who needs to be on campus daily, and it does not suit a Wake Tech main campus student at all. If you are in either group the honest advice is to look elsewhere, and this article would rather say so now than after you have signed.

Frequently asked questions

Is The Villages at Raleigh Beach close to NC State?

No. The community is at 2015 Wave Crest Drive in east Raleigh, 27610, and NC State's campuses are west and south-west of downtown. OpenStreetMap routing on 5 October 2026 gives 9.1 miles and about 18 minutes free-flow to main campus and 11.7 miles and about 18 minutes to Centennial Campus. Both figures exclude traffic, so a weekday morning commute is longer.

Which universities are actually near The Villages at Raleigh Beach?

Saint Augustine's University at 4.9 miles and about 11 minutes, and Shaw University at 5.6 miles and about 12 minutes, both by OpenStreetMap routing on 5 October 2026. Downtown Raleigh is 5.7 miles and about 12 minutes.

How far is The Villages at Raleigh Beach from WakeMed?

WakeMed Raleigh Campus on New Bern Avenue is 3.1 miles and about 6 minutes by OpenStreetMap routing on 5 October 2026. The community's own published location guide independently gives about 6 minutes. WakeMed North Hospital is 7.5 miles and about 14 minutes.

Does The Villages at Raleigh Beach have three-bedroom apartments?

Not as of 5 October 2026. The operator's own site lists six floor-plan families, four one-bedroom and two two-bedroom, and the live property feed lists no three-bedroom home. The community's published article of 29 September 2026 described a three-bedroom plan at 1,429 square feet, so ask the leasing office whether it is unavailable or no longer offered.

Is it cheaper for two students to share a two-bedroom here than to rent two one-bedrooms?

Substantially. Split two ways, even the most expensive two-bedroom currently listed costs each person close to a third less than the cheapest one-bedroom on the board as of 5 October 2026. Both two-bedroom plans are two-bathroom, so each person also gets their own bathroom.

How much space does each person get in a two-bedroom?

Design 2A is 1,183 square feet, which is roughly 591 per person, and Design 2B is 1,263 square feet, roughly 631 per person. A Design 1B one-bedroom gives a single occupant 687 square feet, so sharing costs you between about 56 and 96 square feet of personal space.

What floor plans does The Villages at Raleigh Beach offer?

As of 5 October 2026 the live feed lists five plans across 26 available homes: Design 1B at 687 square feet, Design 1C at 865 and Design 1D at 934, all one-bedroom and one-bathroom; and Design 2A at 1,183 and Design 2B at 1,263, both two-bedroom and two-bathroom. The operator's site also lists a Design 1A one-bedroom family with no home listed today.

Does The Villages at Raleigh Beach offer by-the-bed leases or furnished student apartments?

Nothing in the live property feed, the amenity list, the operator's floor-plan pages, the community's published article or the property gallery describes by-the-bed leasing, furnished units, roommate matching or academic-year lease terms. That does not prove they are unavailable — it means they are not published, so ask the leasing office directly.

Can I live at The Villages at Raleigh Beach without a car?

Verify that for yourself before you commit. All the travel times above are drive times. The City of Raleigh lists New Bern Avenue as one of four Wake Bus Rapid Transit corridors, but describes BRT as projects in design and delivery rather than operating service, so check GoRaleigh's current routes and schedules and time a real weekday journey to your campus first.

What amenities would a student actually use here?

The 24-hour fitness center and the business center with workstations are the two that fit a student timetable. The live feed also lists a heated indoor pool, a virtual reality room, a theater room and a game room as of 5 October 2026, and the Neuse River Trail is about three minutes away per the community's own location guide.
